Digital Image Enhancement

A colorful image was added to the screen (using Photoshop) to add impact and grab attention. Display screens are normally edited to a neutral grey and any distracting reflections removed.

Even with thoughtful preparation and careful shooting, small visual distractions, unavoidable imperfections, or details that don’t fully present as intended can occasionally appear in an image. Digital Image Enhancement addresses both subtle cleanup and selective additions with restraint—refining images without altering the truth of the space.

Whenever possible, I compose in-camera to minimize distractions from the start; Photoshop is never a substitute for proper preparation or a solution for issues that could have been addressed in advance.

When a minor issue is unavoidable or a subtle finishing touch meaningfully improves the image, careful digital editing may be applied. All enhancements are performed by hand in Photoshop, guided by realism and photographer discretion. Any work involving additional fees must be approved in advance.

Clean-Up & Repair

The art of subtle subtraction

Remember the Starbucks cup in Game of Thrones? Even the biggest productions miss a detail or two, and real estate photography is no exception. Clean-Up & Repair focuses on removing small visual distractions that can steal attention from the space itself, helping images feel calmer, cleaner, and more intentional while still accurately representing the property.

Typical examples include removing visible wires, small debris and “eye sores” on items that will not be sold with the house. (* Small digital repairs can be made if “real” repairs will be made before the listing goes live.) A long list of possibilities also includes correcting color temperature mismatches between light sources, eliminating mirror or window reflections, hiding a neighbor’s garbage can, etc. The goal is clarity, not perfection, allowing the architecture and design to remain the focus.

 

Pricing structure suggestions:

  • Per-image fee for minor removals (simple distractions, light color correction)

  • Tiered pricing for moderate vs. complex clean-up

  • Small bundle rate (e.g., up to 3–5 images at a reduced per-image cost)

Other distractions can also be fixed after the shoot such as a neighbors garbage can or small drywall damage that will be repaired before the first showing.

Remove distractions and imperfections that don’t belong — from power cords and wall scuffs to forgotten items on counters. Every correction is performed manually to maintain a natural, untouched appearance while ensuring the home looks its best.

Visual Completion

Adding what should have been there

Visual Completion addresses elements that were intended to be present at the time of photography but were temporarily missing, not functioning, or visually underwhelming due to conditions beyond control. These enhancements are used selectively and only when they reflect the true condition and character of the property.

 

Enhance realism and warmth by digitally adding elements that complete the scene — light to a burnt-out bulb, water to an empty pool, or flames to a fireplace or firepit. These finishing touches create a lived-in, inviting feel while staying true to the property’s character.

 

Examples include adding a natural fire to a functioning fireplace that did not photograph well, illuminating a burned-out or dim bulb, or adding clean, realistic water to an empty pool when appropriate. All Visual Completion work is reviewed and approved in advance and is applied only when it supports accurate, ethical marketing.

These enhancements are designed to complete the visual story—not fabricate features or mislead the viewer.

Pricing structure suggestions:

  • Flat per-image rate for simple additions (fireplace flame, bulb illumination)

  • Higher per-image rate for more involved compositing (pools, exterior elements)

  • Clear note that pricing depends on complexity and intended usage

Digital editing isn’t automated — it’s detailed, hand-done work using Adobe tools, a stylus, and years of skill. Small fixes are included at no charge, but more complex edits are billed as an add-on because they require significant time to complete. NOT ALL EDITS ARE POSSIBLE / DOABLE.

 

Clean-up & Repair and Visual Completion should not be viewed as a “fix all” and should not be expected or relied upon. Edits can cost extra money and time to complete your listing photos.

Sky Swaps

Sky Replacement / Swap – Unattractive grey skies may be replaced with a natural, realistic blue sky at no charge when appropriate, at the photographer’s discretion. Client-requested swaps outside of this standard practice are available for an additional fee.

We don’t swap skies just because we can. We do so when the existing sky is not photogenic.

When exterior conditions detract from an image, natural and realistic sky replacements are typically included at no charge, at the photographer’s discretion. Client-requested sky swaps that fall outside of this scope are available for an additional fee of $50 per property (up to 5 images), with additional images billed individually.

Virtual Twilight Photography

A virtual twilight transforms a daytime image into an elegant evening scene—warm interior window glow, rich skies, and a refined, inviting mood. It delivers the visual appeal of “golden hour” without the constraints of weather or sunset timing.

At $50 per image, virtual twilight offers a flexible, cost-effective alternative to a true twilight session, adding atmosphere and polish while keeping timelines and budgets in check.

Real Twilight Photography

A real twilight session captures a property at the perfect balance of fading daylight and warm interior illumination—when the sky, landscape, and architecture come together naturally. The result is an authentic, high-impact image with depth, realism, and a premium feel that can’t be fully replicated.

Because true twilight photography requires precise timing, ideal weather, and extended on-site coverage, sessions start at $300 and are scheduled selectively. It’s a powerful option for luxury listings where first impressions matter most.
