I understand the importance of deadlines in real estate, so I make sure to keep everything on track and your schedule smooth. Mike ensures success by having backup equipment for all important gear and uses cameras with two memory cards – images are recorded to both simultaneously. Better safe than sorry. You’ll have confidence that your job will be completed correctly and on time.

Technical skills are necessary, but creativity goes a long way in making images that attract attention. Mike enjoys using his “photographic eye” to create unique and interesting images that will attract attention to you and your listings. I bring a fresh, creative approach to every shoot. A strong believer in continuing education, I stay updated on the latest techniques, trends and technology. I received formal training at Ball State University and bring over 30 years of photography experience to the table. With a strong blend of talent, skill, and knowledge, I create images that are both technically sound and visually pleasing. Specializing in real estate photography, I know how to highlight a home’s best features and make it shine. From lighting to editing, I ensure each property looks its absolute best.

We Go Anywhere

Service Area

Although Mike will travel anywhere, central Indiana is our primary service area. While Hamilton County is home base, Mike enjoys working in surrounding counties including Marion, Boone, Tipton, Hendricks, Putman, Madison, Hancock, Johnson, Morgan and Shelby.

No travel fee in Hamilton and many parts of Marion, Boone and Tipton counties. Travel fees billed are very modest to cover extra expenses and time involved. Fee is based on listing location and is included in your pricing.

Rule Of Thumb

One photo for every small space, two to three photos for larger spaces, and four to ten+ exterior shots.

Every home is different. Total images is based on layout, detail, amenities, property, etc.

What Gets Photographed?

Four Six has some do’s and don’ts, but no won’ts. Let Mike know if you have a special photo request. Mike has photographed electrical panels, water heaters, dark basements, etc. because it was important to a client. No problem, just ask.

Sessions are paid for in advance. Invoicing is processed through PayPal. Credit cards, debit cards, bank accounts, Venmo and Apple Pay are accepted. A PayPal account is not needed. An invoice payable by check is also available.

Just a quick note about the photos I take for your real estate listings. Here’s how it works:

1. **Photo Usage:** The price you pay covers the use of the photos for the listing period. This means you can use the photos to promote the property while it’s on the market.

2. **Extra Uses:** If you want to use the photos for other marketing purposes, like on your website or social media after the listing is sold, there’s an extra fee for that.

3. **Who Can Use the Photos:** Only you (the agent or broker who paid for the shoot) can use the photos. I keep the copyright, so if someone else wants to use them, they’ll need to get permission from me.

Here’s your revised Cancellation & Rescheduling Policy, including the weather-related clauses:


Cancellation & Rescheduling Policy

  1. Timely Cancellation (24-48 hours in advance):
    Cancellations or reschedules made 24-48 hours before the scheduled shoot will incur no charge.

  2. Late Cancellation (Less than 24 hours):
    Cancellations made less than 24 hours before the scheduled session will incur a fee of 50% of the total booking cost.

  3. No-Show / Home Not Ready:
    If the photographer arrives at the property and the home is not ready to be photographed (e.g., cleaning, staging, or other preparation is incomplete), the homeowner will be charged a $100 fee for the wasted time and potential rescheduling.
    If the home is not ready and a new date must be set, a $150 rescheduling fee may apply, in addition to the full session fee on the new date.

  4. Weather-Related Cancellations:
    We do not cancel sessions due to weather, as we can always photograph the interior of the home. Cloudy days, light rain, and light snow are all acceptable for exterior photos.
    However, if extreme weather conditions (e.g., severe storms, heavy snow, or dangerous conditions that may require shelter-in-place) make it unsafe to travel, the session may be rescheduled at no additional cost.
    If a new date is required to photograph the exterior due to weather, a $100 rescheduling fee will apply.

  5. Rescheduling Due to Photographer’s Error:
    If the photographer needs to cancel or reschedule due to unforeseen circumstances (e.g., illness, equipment failure), there will be no charge, and you can choose a new date at no additional cost.

FOUR SIX PHOTOGRAPHY – TERMS OF SERVICE LICENSE AGREEMENT

This License Agreement (the “Agreement”) is entered into between Mike Lentz, doing business as Four Six Photography (“Licensor”), and the client identified on the invoice (“Licensee”) for the provision of real estate photography services and the associated usage of the resulting images (“Images”).

1. Grant of License a. License: Upon full payment of fees, Licensor grants Licensee a non-exclusive, non-transferable, limited license to use the Images for the purposes described in this Agreement. b. Use of Images: Licensee may use the Images for marketing, advertising, online promotion, and print materials related to the marketing or sale of the photographed property only. c. Scope of License: This license is granted solely to Licensee and may not be transferred, sold, sub-licensed, or assigned to any third party, including other agents, agencies, or companies, without prior written consent from Licensor.

2. Permitted and Prohibited Uses a. Permitted Uses: Licensee may use the Images: – For marketing purposes related to the sale or lease of the property. – On websites, social media, brochures, and advertisements directly related to the promotion and sale of the property photographed. – For self-promotion upon completion of the sale or lease of the property. – By the Licensee’s parent company, if applicable, for marketing purposes tied to the specific property. b. Prohibited Uses: The Images may not be: – Sold, rented, leased, or sublicensed to any third party. – Used for commercial purposes unrelated to the specific property marketed in the original scope of the photoshoot. – Distributed, transferred, or provided to another marketing company or selling agent without prior written permission. – Reproduced or distributed for any other use not expressly permitted by this Agreement.

3. Copyright and Ownership a. Ownership: All rights, titles, and interests in the Images, including but not limited to copyright, remain exclusively with Mike Lentz / Four Six Photography. b. Copyright Protection: The Images are protected under U.S. Copyright Laws, international treaties, and other applicable legal protections. No copyright or intellectual property rights are transferred to the Licensee through this Agreement. c. No Transfer of Rights: Licensee acknowledges that they do not receive any ownership or intellectual property rights in the Images, and all rights to modify, create derivative works, or claim ownership of the Images are reserved by the Licensor.

4. License Duration and Termination a. License Duration: The license granted to Licensee is valid for the duration of the property listing or sale. b. Termination: This license is subject to termination if Licensee violates any terms of this Agreement. Upon termination, all usage rights granted to Licensee will cease, and all Images must be removed from any materials or platforms where they have been used.

5. Image Modifications a. Licensee may make reasonable modifications to the Images (e.g., resizing, cropping, or color adjustments) solely for marketing purposes related to the property. However, Licensee may not alter, distort, or create derivative works that may damage the integrity of the Images. b. Licensee agrees not to crop out the photographer’s watermark or any identifying marks placed on the Images.

6. Liability and Indemnification a. Limitation of Liability: Licensor’s liability for any claims arising from the use of the Images shall be limited to the total amount paid by Licensee for the photographic services. b. Indemnification: Licensee agrees to indemnify and hold harmless Licensor against any claims, damages, or losses arising from the use of the Images, including but not limited to third-party infringement claims or misuse of the Images beyond the scope of this Agreement.

7. Cancellation & Rescheduling a. Weather Policy: Licensor will not cancel a session due to weather unless extreme conditions (e.g., severe storms, unsafe travel conditions) are present. Cloudy days, light rain, or light snow are acceptable for exterior photos. If exterior photos need to be rescheduled due to weather, an additional rescheduling fee will apply. b. Other Cancellations: Any cancellations or reschedules made within 24 hours of the session will incur a cancellation fee of 50% of the total session cost.

8. Payment Terms a. Payment is due in full upon completion of the shoot unless otherwise specified. Late payments will incur a $25 late fee per month. b. Licensor reserves the right to withhold delivery of the Images until full payment has been received.

9. Miscellaneous a. Entire Agreement: This Agreement constitutes the entire understanding between the parties and supersedes any prior agreements or understandings, whether written or oral. b. Amendments: Any changes or amendments to this Agreement must be made in writing and signed by both parties. c. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of the State of Indiana.

Pricing - Real Estate Listing Photography

Pricing is based on number of images delivered, not square footage. Square footage is a partial factor in number of the images photographed, but not a determining factor in total images and price. Number of rooms, detail, amenities, property, etc. tend to play a larger role in the amount of images needed to tell a home’s story.

  • Object removal. Only items not integral to the property / home such as a neighbors trash can. A power line, electrical box, etc. will not be removed.
  • Object repair. Digital repairs, such as fixing a hole in a wall are available upon written request (an on-site text will suffice) if assured the real repair will take place before the first showing.
  • Add fire to a fireplace.
  • Just ask if you have an editing request. I’ll let you know if your request is doable.
