At a listing session, you can expect me to arrive early to set up so I’m ready to start photographing right on schedule. I typically begin at the front door, capturing the welcoming view into the home, then move methodically through each room and level—usually starting on the main floor, followed by the upper levels, and finishing in the basement if applicable. Once the interiors are complete, I photograph the exterior, beginning with the front and wrapping up with the rear of the property. After that, I pack up my gear and head out. The amount of time on site depends on the size and complexity of the home. High resolution images are delivered digitally via FourSixPhotography.com or your preferred platform.

Easy Steps To Complete Before I Arrive

Expectations are simple: when I arrive, the home is ready to photograph — no surprises. When a home is ready, I can walk in and begin immediately and move through the home efficiently to give you the best results and quickest delivery.
  • Confirm the homeowner's prep list is done
  • Check that all lights are on, ceiling fans are off, blinds are adjusted and look consistent
  • Please do a final check making sure the property is clear of clutter and trash cans and other distractions are hidden
  • Make sure cars are not in the driveway or parked in front of the home
  • "For Sale" yard sign should not be installed until after the session
  • Lockbox should be removed from door if already installed
  • Hide people and secure pets - an empty house works best
  • Do not schedule other vendors during the shoot
With the home fully ready, I can start on time and deliver polished images without delay.

Exterior Image Only Sessions are offered because sometimes agents need exterior photos captured on their own—whether to take advantage of ideal weather, work around less-than-perfect conditions, or simply because only the exterior of the property is needed at that time.

Perfect when you just need exterior coverage for listing marketing or seasonal updates. $125 – Up to five exterior images. /// $150 – Up to 10 exterior images. /// $175 – Up to 15 exterior images. ///  $200 – Up to 20 exterior images.

Beat the weather! And Save! Take advantage of nice weather to have your listing photographed before bad weather hits. Also great for large properties that benefit from extra photography time. $125 ($100 after $25 credit on interiors invoice) – Up to five exterior images. /// $150 ($125 after $25 credit on interiors invoice) – Up to 10 exterior images. /// $175 ($150 after $25 credit on interiors invoice) – Up to 15 exterior images. /// $200 ($175 after $25 credit on interiors invoice) – Up to 20 exterior images.

This option is available when drastic conditions (heavy rain, blizzard, lightening, etc.) make exterior photos impossible, but you still want the interior photographed. The interior can be photographed with a return visit later to photograph the exterior when weather is more cooperative. Remember, you can reschedule the entire session due to “extreme” weather. Extreme weather is not a cloudy day or rain – I can photograph in the rain. And cloudy days are my favorite days to photograph. (Plus, sky replacements are free.) How many Images?

Rule Of Thumb

Every home is different. Total images is based on layout, detail, amenities, property, etc.

→ 1 photo for smaller rooms (mud room, baths, utility), 2–3 photos for larger rooms (kitchen, living, primary suite), 3–10+ photos for exteriors (front, back, yard, features)

Small condos & townhomes → often in the 20-image range
Mid-size homes (around 3,000 sq. ft.) → typically need about 30 images
Larger homes (3,500+ sq. ft.) → usually 40+ images

How Image Counts Work

  • Booking Fee (minimum) → $175 secures your session and covers up to 20 images.
  • Additional Images → If more images are needed, the balance is billed and due before delivery.
  • Client Control → You can set a maximum image count at booking if you’d like.

Most of my long-time clients are comfortable letting me determine the right number of images. For new clients, the $175 booking fee makes scheduling simple while giving you the option to set a maximum image count if you’d like. Some common questions are listed below. Contact me if your question isn't listed.

Every session includes a set of fully edited, MLS-ready images. The number of photos depends on the property’s size and details, but I always aim to capture the complete story of the home.

Photos are delivered within 48 hours of your session (end time plus travel.) You’ll receive a private download link with images suitable for both MLS and print. (Images can also be uploaded to your platform.)

If poor weather (usually only heavy rain) affects exterior photography, we can either reschedule (no fee) or capture the interiors first and return for exteriors (two fees) when conditions improve. I keep it flexible so your listing still looks its best. Remember, we make grey skies blue.

Pricing is based on number of images delivered and any addon services you choose. A full pricing guide is available on my website, or I can provide a custom quote for unique properties.

I understand things happen. If you need to reschedule, please give me as much notice as possible. (Fees may be billed for late cancellations. See Policy section. Weather-related (heavy rain, snow storm, etc.) reschedules are always flexible and at no extra cost.

Booking is simple. You can schedule online through my booking page or reach out directly by email or text. I’ll confirm the date and details with you so everything is set.

I recommend scheduling one week or more in advance to secure your preferred time, but I’ll always do my best to accommodate last-minute requests when possible.

It’s best if people and pets are not present during the photo session. Even when they try to stay out of the way, they often end up in the background of shots or create extra distractions. Pets especially can add movement and commotion that make it harder to work efficiently. Another important factor is floor vibration. Some of my images require long exposures, and even normal walking can cause blur that is not noticeable until after the session. For the smoothest results and the highest-quality images, I recommend that the home be clear during photography.

Most homes take about 60–90 minutes to photograph, depending on size and features. Larger or luxury properties may take longer to cover thoroughly.

No-rush photography means I don’t rush through a home just to check off rooms. Every image is thoughtfully composed with attention to angles, balance, and detail so each space is shown at its best. I take the time needed to light a home properly, using a blend of multiple ambient and flash exposures, carefully placed flash, and custom lighting when needed. The result is accurate, natural, and flattering light that represents the home honestly – without harsh shadows or blown highlights. No standing in the corner and point-and-click here; each image is built with intention.

While some photographers settle for “good enough for real estate,” I don’t. Every home is photographed with care and intention so your listing stands out in any market. I don’t rush sessions or cut corners. My goal is to deliver the highest possible image quality every time, never something that is simply acceptable. Quality is the standard, not an upgrade.

To keep communication clear and efficient, I handle all client communication through text, email, or messaging. This approach allows me to stay focused on delivering great work and gives both of us a clear written record of all details. I’ve found that written communication helps prevent misunderstandings and keeps scheduling, services, and expectations on track. It also makes it easier to respond thoughtfully and consistently, so nothing important gets missed.

Top Ten Photography Policies & Expectations

(Before & During the Shoot) 

1. Booking, Payment & Cancellation
A $175 non-refundable initial payment reserves your date. Cancel or reschedule at least 24 hours in advance to avoid fees. Any remaining balance is due before image delivery.

2. Communication
All communication is handled by email or text only (no live calls) to ensure clear, documented expectations and avoid misunderstandings.

3. Property Access & Readiness
The home must be fully photo-ready upon arrival—cleaned, staged, powered, and accessible. Photography begins as scheduled, not when the home becomes ready.

4. People, Pets & Movement
Pets must be secured and people kept completely out of view during the session. Movement inside the home can cause motion blur, floor vibration, and misaligned bracketed exposures, reducing image quality.

5. Solo Sessions Only
No other vendors or service providers may be on site during photography. This includes video, drone, stagers, painters, cleaners, contractors, or utilities.

 

(Timing, Delivery & Usage)

6. Time Respect
Sessions are conducted without rush, but delays caused by readiness issues, people, pets, or other vendors may shorten the shoot or delay image delivery.

7. Weather Discretion
Sessions are postponed only for severe weather or government-issued travel restrictions. Interior photography may proceed even if exterior conditions are unfavorable.

8. Right of Refusal
The photographer may refuse service—and retain a portion of the fee—if conditions are unsafe, unsanitary, inaccessible, or the property is not photo-ready.

9. Delivery Timeline
Final edited images are delivered within 48 business hours. A detailed delivery schedule is available on the Pricing page.

10. Image Usage & Copyright
Images are licensed for marketing the active listing only. Copyright remains with the photographer. Any reuse, editing by others, sharing with third parties, or non-listing use requires a separate license.
